Now I am asking a question about how to sell it.

As investment, I bought this +10yrs ago, instead of stocks. I want to sell because I am asset rich, liquid poor.

I’ve never sold real estate before but I think if I somehow do presentations to people who want global diversification, I could get better offers than working with a broker or selling locally.

Any ideas? I could try emailing wealthy frequent travelers & digital nomads, family offices, REIT firms

What

• This is a development play. City grows slowly towards my land. Google Earth historical satellite images show that.
• Chamber of Industry announced in 2024 that they set out to establish country’s largest technology base 8km from my land. 1, 2
• Land in this country is not like the others. TR has the largest military in NATO after US. It is the only country in NATO that shot down a Russian warplane. TR connects continents and controls world’s one of the most important trade and migration route.
• Ankara is safe from earthquakes. Istanbul, sooner or later, is going to experience something worse than 2023 earthquakes unfortunately.
• I predict TR is going to be A LOT more stable in foreseeable future because western countries are less united and they want support against Russia, China and Iran.
• Istanbul was world’s most visited city in 2023, yet most people from rich countries don’t know about this country and they are massively misinformed until they spend some in TR. So it is still underrated imo for expats, nomads, tourists and investors.

Price

• Price is within the range of similar public listings, in terms of m2 price.
• Buyer’s net worth would need to be +$3M
• I think I can make 5-10% more if I sell it to a foreigner instead of a local.
